Real Estate and
Urban Development

Resort Tamboré –Tamboré – SP

2007 Real Estate Master Award.

Through Hochheimer Imperatori Arquitetura, a partner company and national leader in some segments of architecture, he participated in the development of the concept, urban design and buildings, creating a new paradigm in the real estate market, the concept that gained names such as “Home Resort”, “Condomínio Club " and others.

The gain in scale generated by the model allowed an economic result 12.4% above the market average, allowing the number of units to be reduced and the sales value of properties to be lowered, boosting sales.

The project has implemented resources that enable energy efficiency, waste policy and water reuse.

Maramar International

Area of 170 ha, on the coast of Piauí. Located on Rota das Emoções, the project with an estimated PSV of R$320 million, is characterized by respect for nature and the landscape, aligned with the concept of wellness, where well-being is one of the main elements that drive the project.

Being aligned with the regional contest, in addition to the areas destined for housing, with different profiles, there is as a whole the creation of a centrality and a flying club, which will serve the entire region.

Barrier Island

An area of 450 ha, contained in the APA (Environmental Protection Area) of the Parnaíba Delta, is a RESEX buffer area (extractive reserve) of extreme environmental preservation. Around 80% of the area is Mangrove, completely untouched.

The proposed operation in the area is complex, made up of several activities, which as a whole will be an implementation that will promote sustainable development in the region.

Pontal da Amaração

Area of 390 ha. A study was developed on the potential return on investments and possibilities for the macro region. We also have a master plan to enable the operation, a model was generated that guarantees the continuity of the enterprise within the framework of sustainability.

Axixa

Axixá Island is located in the Maranhão portion of the Parnaíba Delta, in the municipality of Araioses. The polygon in question totals an area of 2900 ha

including areas floodable by tides and dry land.

Integrated Energy Solutions

Based on experience with the Government of Piauí and EDP Energia, there was a demand for the creation of a GROUP formed to acquire energy from its participants under conditions that were advantageous to all, under equal conditions, respecting their respective demands.

Estimated savings can range from 5% , for consumers who are already in the Free Energy Market, to more than 30% for consumers who are in the Captive Market, those who buy energy directly from the local distributor.

Integrated Waste Solutions

Green Mind created and implemented a National Electronic Waste Reverse Logistics System. Through INRE, National Waste Institute, an NGO founded as a manager to meet demands relating to PNRS (National Solid Waste Policy), by Industry, Commerce and Society. He presented a proposal for the Sector Agreement and, based on it, implemented the system in 13 States, more than 80 cities with more than 400 CNPJs and technicians participating in a large national network. Going from collecting to becoming something else. In a certified manner, going through all stages of reverse logistics. The standard (NBR 16.156), which regulates the Reverse Manufacturing of Electronics, had Green Mind as an active participant in its production.

Energy Sustainable Cities

We developed, together with the Government of Piauí and EDP Energia, a model where, through an already validated solution, we make cities energetically sustainable. Incorporating social, urban planning, environmental, legal, regulatory, administrative, technical and economic aspects with considerable results and externalities. Given the characteristics of the model, we have a roadmap for identifying municipalities of Interest.

The model leverages the needs of the operator along with the needs of the municipality, generating a win-win.

Recovery of Degraded Areas

The first ideas about the project date back to June 2007 when discussions around the vocation of the Port of Luís Correia began. At that time, Green Mind proposed the incorporation of a Marina adjacent to the Port, which would then be implemented.

The area for implementing the complex is adjacent to the Port of Luís Correia facilities, establishing a new sheltered sea point between Fortaleza/CE and São Luis/MA. This is an area degraded due to hydraulic processes imposed by changes in the flow and speed of the currents of the Igaraçú River, which took effect after the completion of the jetties at the port of Luís Correia.

The proposal creates a space for permanence and storage of recreational boats, enabling access for tourists who wish to sail along the coastal coast or the interior of the Parnaíba Delta. The privileged location attracts small and medium-sized national and international boats, as well as the important demand for “mega-yachts”.

The marina project provides space for approximately 300 recreational boats, with spaces in the water and on dry land (covered) and floating docks to compensate for variations in tidal levels.

In addition to the Marina's nautical complex, Green Mind proposes a Hotel Complex equipped with adequate infrastructure to support this new demand, with a forecast for 120 rooms on average together with restaurants, bars, conference hall, crafts and regional products trade. Thus, the city will provide spaces for coexistence that can be enjoyed by the local population and supporting this new tourism, aiming for a longer stay and ensuring a permanent source of resources for the region.
